Great to get out on the Yorkshire Coast again today in some blustery winter weather for a brisk 19k. 🚶❄️
Passed through Reighton Sands holiday park and past the old Butlins. I have fond childhood memories of both, particularly Reighton where we used to holiday as kids. I also spent my formative years working on the 'camps' as we called them, and even operated a couple of businesses on Primrose Valley at one stage. 🍩🍦
It's interesting to note how these places have changed economically over those years.
Some thoughts 💭
Allowing for inflation, I calculated that the site fees alone are now roughly four times as much in real terms as they were when my nan had her first caravan up there....💰⬆️
A static caravan to put on that pitch (bought on site) will now set you back anywhere between £40k, and £120k+.
Site fees are between £3k and £13k per annum, not including insurance, electric, gas, club passes and finance costs. 💵
And to top it all off, caravans over a certain age, must be removed - adding a large chunk of depreciation into the maths 💰📉
All in all, borrowing to buy this type of 'asset' doesn't make much financial sense. Basic financial literacy that should be taught in schools. 🏫🚸
Since 2021, Reighton Sands, Primrose Valley and Blue Dolphin (Haven) have been owned by Blackstone, the worlds largest alternative asset manager with 3T (trillion) under management and 12600+ real estate assets.
I would say, it's very evident when you see the changes at these 'parks'.....
A much wiser investment than a caravan might be buying Blacksone shares (NYSE: BX) which have risen from about $30 a share to $110 over the last 5 years. Seems almost inversely correlated to the value of a caravan in the same period 😬🤔
Or, you could buy a nice little apartment in the local town of Filey, put £20k down and enjoy holidays for life without worrying too much about Blackstone 😀🙋🌊⛵
